Development Management
Development management is the commercial layer that sits above a project, keeping it aligned with time, cost and quality. We act as your conduit from first feasibility through to hand over, capturing financial models, documentation, the consultant team, approvals and builders. For our clients, it is the difference between a project wandering off budget and time and one that is successfully delivered.

What development management covers
We take ownership of the whole development, not just the build. That means one accountable team across every stage, with decisions backed by experience.
- Feasibility and financial modelling
- Design and consultant management
- Town planning and approvals
- Procurement and builder selection
- Risk management and cost control
Why clients hand us the whole project
Property development carries real risk. Most of it is decided before a brick is laid. Bringing in a development manager early gives you a single point of accountability, a tighter handle on cost and a finished asset that matches the brief.
You stay informed without having to chase ten different consultants.

Common questions
What is the difference between development management and project management?
Development management is the strategic and commercial oversight of the entire development, including feasibility, funding alignment and stakeholder coordination. Project management is the delivery of the build itself. NexusDM does both, which keeps the commercial intent connected to what actually gets built.
When should I bring NexusDM in?
As early as possible, ideally at the feasibility stage before you commit to a site. The earlier we are involved, the more risk we can design out and the more value we can protect.
Do I need a development manager for a smaller project?
Even a single dwelling or a small infill site benefits from a clear feasibility and a managed approvals path. We scale our involvement to the project, so you only pay for what the job needs.
How are development management fees structured?
Fees are agreed up front and can be a fixed amount or a percentage of project value depending on the scope. We set this out clearly before any work begins so there are no surprises.
